How Our Small Demolitions Work

Many older sheds, garages, sunrooms and lean-tos across Ballarat and Western Victoria were built with asbestos cement sheeting in the walls, roof or eaves. Under Victorian rules, any asbestos likely to be disturbed must be identified before demolition starts and, wherever reasonably practicable, removed first. That is why every job starts with a site inspection and, where needed, testing.

Our licensed asbestos removalists wet down, wrap and remove the asbestos material under controlled conditions before the rest of the structure comes down. We then demolish the remaining structure, take the waste away — asbestos to an EPA-licensed facility — and leave your site clear and ready for what comes next. We work on homes, farms and commercial properties across Ballarat, Geelong, Melbourne’s west and Western Victoria.

Frequently Asked Questions

Do I need a permit to demolish a shed or garage in Victoria?

Often not. Demolishing a freestanding shed, garage or carport in Victoria usually doesn’t need a building permit — but that exemption doesn’t apply if the structure is masonry, larger than 40 square metres, could affect public safety, or is heritage-listed. Demolishing a house, or more than half of a building, needs council report and consent (Section 29A) and a building permit. We can tell you what is likely to apply when we inspect the site, but your council or a registered building surveyor has the final say.

What if my shed or garage has asbestos in it?

Many sheds and garages built before 1990 do. Victorian rules require any asbestos that may be disturbed to be identified before demolition starts and, wherever reasonably practicable, removed first. Because we are licensed asbestos removalists, we handle the asbestos and the demolition together — no need for two separate contractors.

Can I demolish an asbestos shed myself?

We strongly advise against it. Cutting, breaking or knocking down asbestos sheeting can release dangerous fibres. In Victoria, asbestos removal work must be done by a licensed removalist except for small amounts of non-friable material (no more than 10 square metres in total), and asbestos waste must go to an EPA-licensed facility — never a tip or skip bin. Most sheds and garages have far more asbestos than that in their walls and roof.

What does a small demolition job include?

Every job is different, but a typical small demolition includes a site inspection and quote, safe removal of any asbestos, demolition of the structure, removal and disposal of the waste, and leaving the site clear. Let us know if you also need a slab, footings or fencing removed so we can include it in your quote.

How much does it cost to demolish a shed or garage?

It depends on the size of the structure, what it is made of, whether it contains asbestos, how easy the site is to access, and how much waste needs to be taken away. We inspect the site and give you a free, no-obligation quote with a clear scope of work before anything starts.
